Once the offer is accepted (steps to follow online):
4. Tenants agree to complete a CORPIQ audit form.
5. Tenants agree to pay a deposit by electronic transfer to KW Prestige (within 48 hours).
6. Proof of civil liability insurance ($2 million) for the entire duration of the lease.
7. Letter of confirmation of the transferred EDF account.
8. The tenant is responsible for all rules and fees related to moving in and moving out required by the union.
9. Tenant agrees to submit post-dated checks for the entire term or offer electronic transfers on the 1st of each month.
10. Potential tenants must read and accept the building regulations.
11. Quebec lease project in French and by email communication consent form.

During the lease:
12. No pets.
13. Tenant shall not, and will not permit any person to use/grow/smoke/vape tobacco, cannabis or any other illegal substance in any interior part of the premises, common areas or property of which they form part.
14. No Airbnb or similar short-term subletting will be considered a repudiatory breach of the lease.
15. Tenants will be responsible for paying any penalties due to their non-compliance with the regulations and the declaration of co-ownership.
16. The hirer will also be responsible for paying any charges due to loss of keys or key fobs.
17. The tenant is not authorized to sublet or transfer a lease without the written authorization of the owner and the union.

End of lease:
18. At the end of the rented term, the unit must be returned in the same condition as at the time of rental, this includes all inclusions of the unit, as well as the condition of the floor and walls of the unit.
19. If the lease is not renewed at the end of the term, the tenant MUST honor ALL visiting requests from all potential new tenants, for which 48 days notice hours will be given. The same goes for visits from potential buyers in the event that the condo is put up for sale during the lease term.
