12. Renting via Airbnb or any other similar short-term subletting is prohibited. Any such activity will be considered a serious breach of the lease.
13. The tenant is responsible for any fines, penalties, or costs resulting from their own, their occupants', or their guests' failure to comply with the building regulations or the declaration of co-ownership.
14. The tenant is responsible for all costs related to the loss, breakage, replacement, or failure to return keys, access fobs, access cards, or remote controls.
15. The tenant is not permitted to sublet or assign the lease without the landlord's written consent.
16. The tenant may not drill, nail, screw, fasten, or install anything on the walls, ceilings, or other surfaces without the landlord's prior written consent. The tenant is responsible for any damage and the cost of repairs. End of Lease:
17. The tenant is required, at their own expense, to return the property in its original condition (including appliances), taking responsibility for any damage (beyond normal wear and tear) and cleaning costs.
18. At the end of lease, the property must be returned in the same condition as at the start of the lease, that is, with all its equipment and accessories, and in its original general condition.
